Before you proceed, you must read our legal statement. By making a reservation, you are agreeing and accepting all legal items listed below and hereby certify that you are at least 25 years of age.
After confirming your reservation, please read and review these Policies with members of your group. Failure to comply with any of these policies may result in the immediate removal of Guest and any of Guest’s visitors from the house and the forfeiture of all rental payments and security deposit(s), along with other fees for damages as set forth below: (1) CHECK-IN is at 4:00 PM. CHECK-OUT is at 11:00AM. The check-in and check-out times are strictly enforced. Guest will be charged for an additional half day if they fail to check-out by 11:00am. We are unable to offer early check-ins or late check-outs due to the size of home and the cleaning that is necessary between groups. If you depart later than 11:00am, you will be charged for one additional half day rental rate. For your convenience, you will find a starter supply of toilet paper, soaps, and shampoo. Please remove your shoes upon entry to the unit. (2) MAXIMUM OCCUPANCY & NO HOUSE PARTIES: The House can accommodate a maximum of ten (10) people. However, if agreed to in advance by Owner, additional guests are permitted at $20.00 per person, per day. NO HOUSE PARTIES: Guests must abide to number of maximum occupancy and the Home is not to be used for weddings, receptions, parties or any other group functions without the consent of Owners. The Home is intended to be rented for Extended Family gatherings, Corporate Retreats, Church Retreats, and responsible adults over 25 years and older. (3) LAUNDRY & CLEANING: The House is professionally cleaned prior to check in. A starter supply of paper products, bath soap, dish soap, and laundry detergent are at the House. Crystal Rose Properties does not replenish supplies during your stay. Crystal Rose Properties reserves the right to charge your credit card account for damage, theft, and for any excessive cleaning required. At the end of your Crystal Rose Lincoln City Beach Vacation, please wash and dry one load of towels in the washer. In addition, please wash and put away all your dishes, take out the garbage, and turn down the heat. (4) HOUSE UP-KEEP: Occupants of the House are required to perform normal upkeep items on the House during their stay: Remove garbage on Tuesday evenings & Recycling on Wednesday evenings and place in appropriate dispensing cans. Clean individual dishes of all occupants. Notifying Owners of any damage or problem with the House or property. Lock all windows and doors when occupants leave the House. Keep the House generally clean. (5) MATTRESS & BEDS: Prior to check in, all beds are made up properly with waterproof mattress covers/pad’s underneath sheets. Please do not remove mattress pad during your stay. In the event that any mattress is soiled, wet or otherwise damaged, your security deposit will be charged. (6) KEYS: Keys are in the Lockbox. After final payment is received, Guest will receive a welcome package with the directions, combination to the lockbox, and other necessary information. Guest will be provided. One key is in the lockbox and 4 other keys are on the key rack by the kitchen. A $50.00 lock replacement charge will apply if keys are missing and will be responsible for the cost of purchasing and installing new locks on the house if keys are misplaced and/or not returned. (7) SMOKING IS PROHIBITED IN THE HOUSE: Smoking is not allowed inside the House. When smoking outside the House, the remainder of the cigarette must be properly distinguished and placed in the garbage container outside. Smoking inside home will result in fine and/or eviction, and loss of security deposit. (8) PETS ARE NOT ALLOWED. Pets are not allowed on the premise. A pet in the House, garage, or premise or any evidence of a pet in the House will cause forfeiture of all rent paid, forfeiture of any deposit, and immediate eviction of Guest and visitors. (9) UNRULY OR DISRUPTIVE BEHAVIOR PROHIBITED: Crystal Rose Properties is located in a quiet, residential area. Excessive noise or parties will result in fines up to $500 per day. Owner also reserves the right to expel Guest and any of Guest’s visitors from the House for other types of unruly or disruptive behavior, including but not limited to climbing on the roof, discharging fireworks, using illegal substances, and the like. If Guest or any of the members of Guest’s party participate or commit any unruly or disruptive behavior, Guest and Guest’s visitors and members of Guest’s party must leave the House immediately when asked and quite the premises. If Guest has reserved Crystal Rose Properties for additional days, these amounts will not be refunded. If Guest does not have additional days reserved at Crystal Rose Properties, Guest agrees to pay $500 as liquidated damages for violating these policies. (10) TELEPHONE POLICY: Only local calls can be made on the telephone in the House. For long distance calls, please use a prepaid calling card. Guest will be charged for any long distance charges incurred on the telephone including loss of deposit. . (11) Please do not tamper the Smoke Detectors, rearrange any furniture and unplug the power cords of DVD/VCR, TV, Phone, Computer, and Wireless router. Your security deposit will be charged if there is any damage to the flooring, furniture, or anything else in the House as well if Cleaning Crew has to spend extra time to set up the items mentioned above. Under no circumstance can the pool table be moved. It has been professionally installed and leveled in place. Moving the pool will result in loss of security deposit. (12) ACCESS: Owners, along with any of its agents, are allowed access to the House and land upon at least 2 hours notice to Guest through its owner or property manager by telephone, writing or in person By way of example and not limitation, agents of Owner may include plumbers, electricians, rental companies, pest inspection. If Guest or any members of Guest’s party refuses access to Owner or its agents, the Owner may unilaterally terminate Guest’s rental agreement, order Guest and members of Guest’s party to leave the House and quit the premises, and Guest will forfeit all payments and security deposit. (13) MAINTENANCE: Owners shall make every reasonable effort to keep the House, its systems and appliances in good working order. However, despite these efforts, some items may fail from time to time. Owners will repair any appliances upon notice by Guest. If maintenance or repairs are required at the home during your stay, please notify us immediately and allow access to the home to make the necessary repairs. Please notify us at (503)209-0295 immediately if you are unsatisfied with the condition of our home upon your arrival. Owners shall not be liable for any failure(s) of any system or appliance in the House. (14) WEATHER CONDITIONS: If any unforeseen conditions or problems with the House arise prior to or during Guest’s stay, Owner reserves the right to refund Guests’ payment on a pro-rated basis. Such unforeseen conditions could be the following but are not limited to hurricanes, storms, vandalism, flood, etc. Owner assumes no responsibility for such unforeseen conditions. Owner is not responsible for any weather condition or acts of God or nature that happen during the Guest’s stay. No refunds will be made due to weather conditions. (15) Crystal Rose Properties is not responsible for the recovery or recovery cost of lost or stolen personal property. Items left behind not claimed after 30 days will be disposed of. (16) LEAVING CHECKLIST: If the items in the Leaving Checklist are not followed, there may be a deduction from Guest’s security deposit. a. All sheets may be left on the beds. The cleaning service will remove them from the beds and place them in the laundry. b. All dirty dishes should be loaded and started in the dishwasher. c. All garbage should be collected from throughout the house, including bedrooms, bathrooms, and kitchen. All garbage should be placed in the garbage container outside and the lid secured. d. Recyclables are to be placed in labeled bins, near the garage. If recyclable bins are full, please place the extra recycle items in the garage. e. The thermostats should be turn in “OFF” position. f. All faucets and hoses should be turned off. g. Kitchen counter top appliances should be unplugged. h. All small appliances, such as curling irons, hair dryer etcetera, belonging to Guest and any members of his/her party must be removed at time of check out. i. Patio / Deck furniture and BBQ Grill should be covered and locked in position. j. Any food left in the freezer or refrigerator should be discarded in the garbage can outside upon checkout. k. All remote controls must be placed by their respective TV’s. l. Close all blinds in Living room and Dining Room. m. All doors and windows should be shut and locked. n. All lights should be turned off upon check out. 0. Guest and all members of Guest’s party must be out of the House at 11:00 a.m. on the day of checkout. We provide comfortable and quality surroundings for our guests so that they may fully enjoy their stay. We ask that you use care with the accommodations so that others may also enjoy them. Please be responsible for your own actions, and your guests while occupying the unit. Please do not leave children under the age of 16 years unattended in the unit. Minimum age of a responsible adult is 25 years old.
